Commercial HVAC Technician Roles

Commercial HVAC technicians service and maintain large, complex systems that support offices, schools, medical facilities, churches, retail spaces, and industrial buildings. Unlike residential work, commercial HVAC focuses on higher-capacity equipment, advanced controls, longer operating hours, and systems that are critical to building operations and occupant safety.

Typical commercial HVAC work includes:

• Rooftop units (RTUs), split systems, VRF/VRV systems, chillers, boilers, and cooling towers
• Building automation and controls systems
• VAV boxes, make‑up air units, exhaust, and ventilation systems
• Work performed on rooftops, in mechanical rooms, ceilings, and occupied commercial spaces
• Reading schematics and sequence-of-operations documents
• Coordinating with property managers, facilities teams, and other trades
